Design is structure, not decoration.
For a site: planning, architectural design, approval strategy, density and layout — delivered by our own studio inside Cyberate Project Management and a network of planning, design and survey firms. For a business: ownership structure, governance, growth path and how it goes to market. Both are design problems.
On the asset
Design on the asset is the work that happens before steel and concrete: planning strategy, architectural resolution, density and dwelling mix, and the approval path that makes a scheme lawful. The in-house studio inside Cyberate Project Management owns that front end. Planners and designers work the same briefs as the development managers, so buildability and yield are not afterthoughts. Density is optimised against real overlays and market demand. Layout is tested for constructability and for how people will live in the finished homes. Approval strategy is written early — not discovered mid-DA. That is what “we do not outsource the front end” means in practice.
On the company
Design on the company is structural, not cosmetic. It is how ownership is held, how decisions are made, how the business grows, and how it presents itself to the market. When a firm joins or works with the group, Design shows up as governance and equity structure, a clear growth path, and a market expression that matches what the company actually does. Brand and website work sit here when they are part of making the business legible — not as decoration bolted on at the end. The same discipline that structures a site structures a firm: clarity before scale.
We do not outsource the front end.
Most groups that call themselves construction-led start at the building permit. We start earlier. Cyberate Project Management runs its own planning and design studio — our own planners and designers, working on our own sites and our clients' — so approval strategy, density, layout and buildability are argued out before a drawing is ever priced.
Around that studio sits a network of specialist firms we work with and build systems for: town planning, architectural and interior design, and survey. The result is a front end that is coordinated rather than assembled from strangers. The studio has no separate brand name — it is the planning and design studio within Cyberate Project Management.
